The Morning Briefing
One screen at the start of the day. Who to call, what is due, what changed overnight, and what is on your calendar.
For Washington real estate brokers
It opens the attachments. It finds the contingency date inside the signed Form 22A. It hands you a briefing before you have finished your coffee. You are not feeding a database anymore. You have help.
Built on NWMLS forms by a working Windermere broker in Arlington.
The honest version
The email never stops. The signed forms arrive buried in an attachment nobody opens twice. The contingency dates are the one thing you cannot afford to get wrong, and they live in a PDF, not on your calendar.
So you try the tools everyone recommends. Every one of them wants the same thing from you. More data entry. One more thing to feed at the end of a long day.
Seneschal was built to work the other direction. It reads what is already happening in your business and does something with it. You do not fill it in. It fills you in.
The product itself
Start here every morning
Seneschal wakes up before you do. Every weekday morning it goes through your mailbox, your pipeline, and your calendar, and writes you a plain English summary of the day you are walking into.
The part that saves the most hours
Seneschal connects to your real Microsoft mailbox and reads what is in it. Not a copy you forward. Not a separate inbox you have to remember to check. The actual mail your clients are sending you right now.
Hi Marcy, good question and the timing is fine. Your inspection contingency runs through Thursday the 20th, so we have room to respond.
I am putting the crawlspace item in front of the listing agent this morning and will come back to you with their position before end of day.
The thing a CRM structurally cannot do
This is the difference that matters. A CRM can remind you about a date you typed in. Seneschal opens the signed PDF and finds the date for you, because it actually reads the paperwork.
Every deal, one board
Every deal you are working sits on one board, moving through the stages a Washington transaction actually moves through, with the next hard date showing on the card.
Your sphere without the data entry
Your contact list is built from your own mailbox on the first day, sorted into the phase each person is actually in, and it keeps itself current from then on.
Marketing without the blank page
When it is time to market, Seneschal drafts the whole package, not a bare caption. You review it, you approve it, and it stays in your voice throughout.
Five acres, twelve minutes from I-5, and a barn that is actually usable.
Most acreage this close in was spoken for years ago. This one just came up in Silvana, and the pasture is already fenced.
Why this is not another CRM
It is passive. It only knows what you typed into it, and it only reminds you about things you already entered. Seneschal starts from the opposite end. It reads your real email and your real documents, then tells you what it found.
Everything it handles
One screen at the start of the day. Who to call, what is due, what changed overnight, and what is on your calendar.
Your Outlook, split into Clients, Realtors, Lenders and Title, Misc, and Spam, with a first draft reply waiting on the ones that need an answer.
When a signed document lands, Seneschal reads it and pulls the real legal dates out of the paperwork itself.
Every deal on one board with a countdown to the next deadline and a checklist that ticks itself off as documents arrive.
Contacts imported and sorted from your own mailbox, with call notes, follow ups, and a timeline of every touch.
Listing posts, market posts, and video packages drafted in your brand and your voice. You approve and publish.
Every expensive platform in this business makes its money selling you strangers to chase. Three hundred, four hundred, five hundred dollars a month for a firehose of cold names.
You do not work that way. You work your sphere, your referrals, and your reputation. Paying that kind of money for a lead firehose you do not need is lighting money on fire.
That is why Seneschal exists at this price and with this promise. It makes the business you already earned easier to run. It will never try to sell you someone else's.
Who built it
I have spent most of my life doing hard, hands on work. Driving truck through every backroad in Snohomish and Skagit County. Running calls as a firefighter and an EMT here in Arlington. When I moved into real estate I figured the hard part would be the people. It turns out the people are the good part. So I built the help I wished I had, and I use it on my own deals every day.
