Everything it does

The whole product, explained plainly.

No feature list bingo. Here is what each part actually does on a working Tuesday, and what it does not do.

01

Start here every morning

The Morning Briefing

Seneschal wakes up before you do. Every weekday morning it goes through your mailbox, your pipeline, and your calendar, and writes you a plain English summary of the day you are walking into.

The Morning Briefing as it appears in the app

You open one screen. At the top is a greeting and a short written summary of what changed since you closed the laptop. Under that are four counts you can act on immediately: emails waiting on a reply, tasks that are overdue, tasks due soon, and people in your sphere who have gone quiet long enough to be worth a call.

Below the counts is Today's Priorities. Every row is one thing, color coded so the overdue items are impossible to scroll past, with the client's name and what is due sitting right next to each other. Your Outlook calendar for the day sits alongside it.

You can also generate a fresh briefing on demand at any hour, which is what most people do after a busy afternoon.

The part that saves the most hours

Email Intelligence

Seneschal connects to your real Microsoft mailbox and reads what is in it. Not a copy you forward. Not a separate inbox you have to remember to check. The actual mail your clients are sending you right now.

Draft reply, ready for you

Hi Marcy, good question and the timing is fine. Your inspection contingency runs through Thursday the 20th, so we have room to respond.

I am putting the crawlspace item in front of the listing agent this morning and will come back to you with their position before end of day.

Email Intelligence as it appears in the app

Everything from the last twenty four hours gets sorted into five piles: Clients, Realtors, Lenders and Title, Misc, and Spam. It sorts by who the sender actually is, using your own contact records first and known industry domains second, so an escrow officer you have never emailed before still lands in the right pile instead of a general heap.

Open a pile and every message shows the date, the sender, the topic, and a short summary of what they are asking for. Anything tied to an active transaction gets a gold badge so you can see at a glance which mail is attached to a live deal.

When a message needs an answer, click the check mark. The row opens in place, shows you the full email, and underneath it a draft reply that Seneschal has already written in your voice. Edit it, send it, and it archives to that person's record automatically. Delete and spam both work in one click with a five second undo, because everyone misfires occasionally.

03

The thing a CRM structurally cannot do

It Reads the Signed Documents

This is the difference that matters. A CRM can remind you about a date you typed in. Seneschal opens the signed PDF and finds the date for you, because it actually reads the paperwork.

Form 22A · Financing Addendum
Mutual Acceptance Date: August 6, 2026 Financing Contingency expires 21 days after Mutual Acceptance Closing Date: September 18, 2026
Marcy Kowalski   ·   signed electronically
What Seneschal put on your timeline

Aug 27 Financing contingency expirescounted 21 days from acceptance 1 day
Sep 4 Appraisal must be backderived from the lender timeline 9 days
Sep 18 Closingread from the signed agreement 23 days

It Reads the Signed Documents as it appears in the app

When a completed signing notification arrives in your mailbox, Seneschal detects it, opens the attached documents, and works out what they are. It knows the Washington forms you actually sign, because it was built here on them and not adapted from a national template.

From the purchase and sale agreement and its addenda it pulls the dates that decide your next three weeks. Mutual acceptance. The financing contingency. The inspection period. The title review window. Closing. Those go straight onto the transaction timeline with a countdown, and the matching checklist items tick themselves off.

You did not type a date. You did not open a file. A CRM cannot do this, because a CRM never opens the attachment.

04

Every deal, one board

The Transaction Pipeline

Every deal you are working sits on one board, moving through the stages a Washington transaction actually moves through, with the next hard date showing on the card.

The Transaction Pipeline as it appears in the app

Open a deal and you get the people on it, the documents that have arrived, the timeline of legal dates, and a checklist of what still has to happen. The checklist is not a blank template you have to fill in. It populates from the documents and moves itself along as the transaction progresses.

Where two people are on the same side of a deal, a married couple buying together for example, Seneschal links them so completing a step for one completes it for both instead of making you do it twice.

You can point a transaction at its own Outlook folder, so mail filed there is understood as belonging to that deal. When escrow signals a closing, Seneschal notices and moves the deal along.

Your sphere without the data entry

Contacts, Follow Ups, and Notes

Your contact list is built from your own mailbox on the first day, sorted into the phase each person is actually in, and it keeps itself current from then on.

Contacts, Follow Ups, and Notes as it appears in the app

Everyone lands in a phase: nurture, active buyer, active seller, under contract, recently closed, or past client. Those phases are what drive the follow up nudges, so the people who have gone quiet surface on their own instead of waiting for you to remember.

Each person has a record with their details, a running timeline of every call, email, and note, a checklist tailored to what they are working on, and their email history in one place. Log a call in a couple of clicks straight from the record.

When you want to reach out, there are saved templates for the messages you send over and over, and you can schedule a message to go out later instead of writing yourself a note to send it Thursday.

Marketing without the blank page

Content and Listing Promotion

When it is time to market, Seneschal drafts the whole package, not a bare caption. You review it, you approve it, and it stays in your voice throughout.

Content and Listing Promotion as it appears in the app

Ask for a post and you get a complete package: what the post is trying to do, the format that suits it, a hook written for the first three seconds, the caption, a call to action matched to the goal, a short set of hashtags, variants for each platform, and when to post it.

Posts are organized around five content pillars so your feed does not turn into wall to wall listings: your listings, local authority, teaching, the show, and the human side. Listing moments have their own cards, for Just Listed, Just Sold, Open House, and walk through video.

Nothing is published behind your back. Seneschal writes and prepares. You are the one who hits post.

Being straight with you

What is not finished yet

Seneschal is a new product built by one working broker. These pieces are in progress. They are listed here so nobody signs up expecting something that is not there yet.

Live MLS listing search

Search and client ready listing sheets are built and running on sample data while the MLS data license works its way through approval. When the feed is approved it switches over to live listings.

Listing videos

Automatic Just Listed and Sold videos from listing photos are designed and specified, not yet shipped.

Google and Gmail accounts

Seneschal connects to Microsoft 365 and Outlook. If your brokerage runs on Google Workspace it will not work for you today.

Open one screen in the morning. Know your whole day.

Seneschal is opening to a small group of Washington brokers. Tell me a little about how you work and I will get you set up personally.
